Located just 150 meters from the bustling Crows Nest Village, “The Nines” brings contemporary, timeless living to Naremburn. Completed in 2020, this premium boutique development features nine luxury three-storey townhouses anchored over a shared subterranean basement.
JSBC Consulting was engaged to provide end-to-end structural engineering for the project—delivering everything from the initial structural concept through to rigorous site supervision and final inspections.
Here is how we engineered the structural backbone for this high-end residential build.
1. The Subterranean Foundation & Podium
Delivering a shared basement beneath a continuous row of multi-storey terraces requires strategic coordination to ensure the space is functional for residents. The upper levels of the townhouses were designed utilizing lightweight framing systems, which offer excellent construction speed and efficiency.
JSBC engineered the concrete basement podium to securely support this framing. The robust concrete mass of the podium provides a highly stable foundation for the residences above, while effectively maximizing the open space and turning circles required for vehicle access in the basement below.
2. Precision Execution & Site Supervision
Boutique developments demand meticulous attention to detail, not just in the design office, but on the construction site.
