Engineering The Lincoln: Mid-Rise Excellence in Caringbah
Located at 89-91 Willarong Road in the heart of the Sutherland Shire, “The Lincoln” offers highly convenient, contemporary living just moments from the Caringbah shopping precinct.
JSBC Consulting was engaged to provide the structural engineering for this premium mid-rise development. Designed by PBD Architects and delivered by premier builder Landmark, the fully completed project features 45 residential apartments across a five-storey building, anchored safely over two levels of underground basement car parking.
Delivering a multi-level basement in an established suburban environment requires a highly robust retention strategy. Here is how we engineered the subterranean framework and superstructure for The Lincoln.
1. Advanced Excavation: The Soldier Pile Shoring System
Excavating two storeys underground requires a retaining system capable of holding back lateral earth pressures to protect surrounding properties and infrastructure. For The Lincoln, JSBC engineered a highly efficient and robust soldier pile wall system.
Soldier Piles & Optimized Spacing: We designed the shoring system utilizing robust 600mm diameter concrete soldier piles. By analyzing the specific geotechnical conditions of the Caringbah site, we optimized the spacing of these piles at 2.4-meter maximum centers. This calculated spacing provided the necessary earth retention while minimizing unnecessary drilling and concrete costs for Landmark, driving commercial efficiency on-site.
The Capping Beam: A retaining wall is only as strong as its connections; if individual piles move independently, the wall can fail. To ensure the soldier piles act as a single, unified retaining structure, we engineered a 750mm wide by 500mm deep continuous concrete capping beam. This heavy-duty beam ties the tops of the piles together, preventing differential deflection and evenly distributing the lateral soil loads across the entire perimeter of the excavation.
2. Mid-Rise Structural Efficiency
Above ground, the focus shifted to structural efficiency and realizing PBD Architects’ contemporary design.
Seamless Load Transfers: Supporting five levels of residential apartments over a two-level basement car park requires careful alignment of the structural grid. JSBC engineered the vertical load paths to ensure the gravity loads from the 45 residences above transferred smoothly and safely into the basement columns below. This optimized structural grid maximized the turning circles and parking yield in the basement, ensuring a highly functional asset for the developer and a streamlined build for Landmark.
