Located at 608 Mowbray Road, Echo represents the pinnacle of modern suburban living in Lane Cove. JSBC Consulting was engaged as the lead structural engineers for this premium mid-rise development, collaborating closely with acclaimed DKO Architects and premier builder Landmark Group to bring the project to completion.

Featuring 76 beautifully appointed apartments sitting above a two-level subterranean car park, this project required highly efficient structural solutions to balance DKO’s sophisticated architectural vision with Landmark’s rigorous construction timeline.

1. Urban Excavation on a Busy Corridor

Constructing a multi-level basement along a major suburban artery like Mowbray Road presents immediate logistical and geotechnical challenges.

Shoring and Retention: To safely achieve the two-level basement excavation, JSBC engineered a robust perimeter retention and excavation system. This shoring strategy was designed to safely support the surrounding infrastructure and roadways.

 2. Structural Efficiency and Grid Alignment

In mid-rise residential developments, construction speed and cost-efficiency are heavily dependent on the structural grid. Heavy transfer slabs—which are often used to shift loads between mismatched residential and basement layouts—add significant cost and time to a build.

Optimizing the Load Path: Working closely with DKO Architects during the design phase, our team highly optimized the vertical load paths. By carefully aligning the core walls of the residential apartments directly over the core wakks of the basement car park, we minimized the need for complex transfer structures. This highly rationalized approach accelerating the construction schedule and driving down material costs.

3. Executing Architectural Excellence

DKO Architects are renowned for their highly articulated, modern facades. A building’s structural framework must provide an absolutely rigid foundation for these premium external finishes.

Deflection Control: To ensure the long-term integrity of the architectural facade and internal finishes, JSBC engineered the floor slabs and edge beams with extremely tight deflection limits. This precise structural detailing prevents the concrete from sagging over time, ensuring the building’s aesthetic features remain flawless long after handover.
